摘要
根据2014年1月至2019年12月我国35个大中城市的面板数据,运用双重差分模型考量了“租购同权”政策对房价的影响。结果显示:“租购同权”政策不仅能直接有效地抑制试点城市新建商品住房及二手住房房价的增长,还能通过降低房价上涨预期间接平抑房价增长速度,且该政策对不同属性的住房市场及不同建筑面积的住房影响也不同。鉴此,应继续落实“租购同权”政策,大力发展住房租赁市场,增加优质教育资源的供给。
This paper uses the panel data of 35 large and medium-sized cities in China from January 2014 to December 2019 to study the impact of the policy of"Equal Rights for Rent and Purchase"on housing prices by using the dual difference method.Research shows that:The policy of"Equal Rights for Rent and Purchase"can not only directly and effectively restrain the growth of housing prices of newly-built commercial housing and second-hand housing in pilot cities,but also indirectly stabilize the growth rate of housing prices by reducing the expected price increase.And for the housing market of different attributes and houses of different construction area,the impact of this policy is also different.In view of this,we should continue to implement the"rental and purchase equal rights"policy,vigorously develop the housing rental market,and increase the supply of high-quality educational resources.
