摘要
人口净流入城市住房租赁需求快速增长,住房租赁市场供求失衡成为制约市场稳定发展的突出矛盾。基于全国视域,构建非均衡理论模型,采用双曲线聚合方程测算供求规模,通过非均衡度可视化分析探讨供求失衡现状及发展趋势,为调节住房租赁市场供求平衡提供参考。
The rapid growth in housing rental demand in cities with net population inflows has led to a supply-demand imbalance,which has become a prominent contradiction restricting the stable development of the housing rental market.Based on the national perspective,the paper constructed a disequilibrium theory model,and used a hyperbolic aggregation equation to calculate the scale of supply and demand.Through a visualization analysis of disequilibrium degree,the research explored the current situation and future trends of supply-demand imbalance,providing references for adjusting the balance in the housing rental market.
