赛博空间视域下的城际住房价格关注度研究

Intercity Public Attention to Housing Prices in the Context of Cyberspace

摘要从“流空间—相互作用—城市网络”视角出发,结合互联网搜索引擎的公众房价搜索数据与辐射模型,构建城际房价关注度网络,采用社会网络分析等方法刻画网络结构特征及连接异质性。网络呈现高密度、异构性与明显层级结构,经济综合实力较弱城市以输出“异地关注”为主;子群关系展现中介型阶层结构,房价“异地关注”方向与经济集聚趋势趋同,GDP较高且房价收入比较低的城市更易成为关注焦点;城际房价关注度网络存在超出随机预期的强连接结构,其中西安、杭州、成都、上海与长沙在网络中占据核心关键位置,拥有较高的连接度和影响力。赛博空间中分散式搜索行为形成的房价关注度网络,与地理空间中城市对个体潜在迁移的吸引力密切相关,为揭示城际相互作用特征、系统性思考住房问题与政策响应提供了参考。 Mapping public behavior in cyberspace to physical geographic space enhances our understanding of public demand orientation and reveals new characteristics of intercity interactions.Drawing on the perspective of“flow space–interaction–urban network”,this study combines public housing price search data from internet search engines with the radiation model to construct an intercity housing price attention network.By applying social network analysis and calculating the rich-club coeﬃcient,it captures the structural features and connectivity heterogeneity of the network.The results show that the network demonstrates high density,heterogeneity,and a distinct hierarchical structure,with cities of weaker economic strength primarily exporting“offsite attention.”Subgroup relationships exhibit a mediating hierarchical form;the direction of“offsite attention”to housing prices aligns with economic agglomeration trends,and cities with higher GDP and lower housing price-to-income ratios more readily become focal points of attention.Moreover,Xi’an,Hangzhou,Chengdu,Shanghai,and Changsha display a clear“rich-club”effect.Overall,this intercity housing price attention network—derived from decentralized online search behavior in cyberspace—is closely related to how attractive individual cities are for potential migration in physical geographic space.Thesefindings provide valuable insights for revealing patterns of intercity interaction and offer a reference point for systematically and holistically examining housing issues and policy responses within the broader urban system.
