摘要
分析上海轨道交通郊区线站点物业开发现状,结合国内外城市轨道交通郊区线物业开发的成功案例,提出了城市轨道交通郊区线站点引导式物业开发的概念。即在郊区线设计、建设的同时规划其车站周边的物业开发模式,通过先期规划,在一定的半径上建立集工作、休闲、娱乐、教育、医疗、居住为一体的综合性区域。分析了郊区线站点引导式物业开发的特征和辐射影响范围,提出引导式物业开发的规划设计要点。
Through analyzing the current situation of property development around suburban line stations in Shanghai metro,and combined with successful cases of property operation system along the suburban line of urban rail transit (URT) worldwide,the concept of guided property development around suburban line stations of URT is presented,its characteristics and influential ranges are analyzed.Through planning in advance,an integrated area of working,leisure,entertainment,education,medical care and residence will be built within a certain radius around suburban line stations.The key points of planning for guided property development are proposed.
