摘要
基于我国城市轨道交通发展现状及地铁上盖综合体、TOD模式基本理论知识,分析了国内外包括六本木新城、新加坡Ion orchard、香港九龙、上海日月光中心等四个较为成功的地铁上盖综合体建设案例,在此基础上指出我国地铁上盖综合体建设过程中存在过分注重经济效益、忽视开发商之间的合作关系、政府方与各方沟通脱节、区位选择不当等问题,并建议在今后的发展中应注重各类交通方式的高效换乘、交通组织和城市功能的有机整合,强调人的参与性,建设“主动开发型”的城市综合体.
Basing on the current development of urban rail transit in China and the general knowledg of complex overhead subway and TOD model,the paper analyzes four successful cases in China and abroad,including Roppongi HiBs,Ion Orchard,Kowloon and Shanghai Moonlight Center.Above this,it is pointed out that there are problems such as paying too much attention to economic benefit,ignoring the cooperation between developem in the course of the construction of complex overhead subway in China.The communication among the government and various parties seems to be inconnected seriously,and the location choice is inappropriate.It is also suggested that in future development,we should stress importance of the efficient among the various modes of transportation,the integration of traffic organization and urban functions,emphasize the participation of people,and build the complex overhead subway which is a type of“active development”.
