摘要
既有住宅建筑节能改造市场驱动的根本力量在于业主内源动力。基于市场运行视角,从激励政策、节能行为、融资模式和收益分配等4方面梳理对比国内外理论研究动态,论证既有住宅建筑节能改造业主内源动力形成机理研究必要性。从市场治理内在机理出发,解析既有住宅建筑节能改造业主动力作用的特殊性,阐述其业主内源动力形成机理研究目标和关键内容,设计既有住宅建筑节能改造业主内源动力形成机理研究架构,以期推动既有住宅建筑节能改造市场健康发展。
The fundamental driving force of the market for energy-saving transformation of existing residential buildings lies in the endogenous driving force of the owners. Based on the perspective of market operation, this paper combed and compared the theoretical research trends at home and abroad from four aspects: incentive policy, energy-saving behavior, financing mode and income distribution, and demonstrated the necessity of studying the endogenous power formation mechanism of owners in the energy-saving transformation of existing residential buildings. Starting from the internal mechanism of market governance, this paper analyzed the particularity of the owner’s dynamic role in the energy-saving transformation of existing residential buildings, expounded the research objectives and key contents of the owner’s endogenous dynamic formation mechanism, and designed the research framework of the owner’s endogenous dynamic formation mechanism in the energy-saving transformation of existing residential buildings, in order to promote the healthy development of the energy-saving transformation market of existing residential buildings.
