摘要 在建设项目运营使用阶段,涉及大量的建筑设备运行维护管理,传统的设备管理方式是由各参与方分别记录设备相关信息,管理者需分别查询各方信息、二维图纸、文件等,耗费大量时间且难以有效管理。通过引入BIM技术,基于BIM提供的信息共享及可视化操作平台,整合分析了建筑设备运行维护管理所需信息,并对设备维护状态、合同状态、成本超支状态等进行了可视化表达,提出了建筑设备可视化管理模式及其具体实施流程,通过案例模拟,实现了对建筑设备运行维护阶段的高效、可视化管理。 During the operation stage of the construction life cycle, the traditional way of facility management is extremely difficultbecause of the performance of 2D drawings when depicting maintenance service. With BIM, maintenance information such as plantmaintenance status, contract status, and cost overruns can be shared and visualized. Integrated analysis for operation maintenance andmanagement can be performed. This research presents a model and corresponding processes to manage plants visually. Finally, a casestudy is presented to demonstrate the management of plants in the operation stage with BIM.
