摘要
地下室埋置较深的既有建筑,在地上结构局部拆除改造时,由于结构自重荷载减小,抗浮设计承载力不能满足要求,存在结构上浮风险。因此,以北京来广营保利广场改造项目为例,对抗浮加固施工方法进行研究和实践。经锚固法、泄水减压法、压重法的方案对比,选择压重法进行建筑抗浮加固,具体为:通过在地下室顶板下部增设压重板,并将房芯土换填为钢渣混凝土,使结构自重与地上结构拆除前趋于一致。压重法有效保证了项目改造顺利进行,经历2个雨季后未发现结构上浮等质量问题,可为类似工程提供参考。
When an existing building with a deep buried basement undergoes partial demolition and reconstruction,the anti-floating design bearing capacity may not meet the requirements due to the reduction in the self-weight load of the structure,posing a risk of structural floating.Therefore,taking the reconstruction project of Beijing Laiguangying Poly Plaza as an example,the anti-floating reinforcement construction method is studied and applied.By comparing the schemes of anchoring method,drainage decompression method,and weight method,the weight method is selected for building antifloating reinforcement.Specifically,a ballast plate is added beneath the basement roof,and the core soil is replaced with steel slag concrete to align the dead weight of the structure with the ground structure before demolition.The weight method effectively ensured the smooth progress of the project,and no quality issues such as structural floating were observed after two rainy seasons,providing a reference for similar projects.
