摘要
住宅既有商品属性又有金融属性,使得住宅的价格影响因素众多。在参考以往学者的研究后选择了回归分析的方法来研究黑龙江省住宅价格的影响因素。研究发现从短期和中期来看人口因素不是黑龙江省住宅价格上涨的主要因素;经济发展、居民可支配收入、通货膨胀、城镇化率、房地产开发投资额与住宅价格正相关;销售面积和住宅竣工面积与住宅价格负相关;住宅竣工面积对住宅的价格影响最大,并根据研究的结果为政府机构相关部门提出合理的建议。
because housing has both commodity attributes and financial attributes.There are many factors affecting the price of housing.After referring to the research of previous scholars,this paper selects the method of regression analysis to study the influencing factors of housing Yang in Heilongjiang Province.The study found that in the short and medium term,the population factor is not the main factor of housing price rise in Heilongjiang Province;Economic development,residents’disposable income,inflation,urbanization rate and investment in real estate development are positively correlated with housing prices,while sales area and completed housing area are negatively correlated with housing prices;The completed residential area has the greatest impact on the price of housing.And according to the results of the study,put forward reasonable suggestions for relevant departments of government agencies.
