摘要
共享经济下的短租模式充分利用短租市场平台,在满足消费者住房需求的同时,也盘活了闲置房产资源。深入分析短租市场房东定价机制对进一步促进短租市场健康有序发展具有重要意义。本文对短租市场房东定价进行差异性分析,依据在Airbnb平台上存在的两种提供商--专业与非专业房东,利用分位数回归实证分析了两类房东的定价差异。研究发现:专业房东在定价时,对房源数量、房间的容纳量、浴室和卧室的干净整洁、位置便利与性价比几个变量较为重视;非专业房东在立即预定政策、容纳人数、总评分以及位置评分与性价比评分这几个变量中的任一分位点处都显著;非专业房东在定价中对于可容纳人数和位置便利评分变量考虑的权重值高于专业房东。
The short-term rental model under the shared economy makes full use of the short-term rental market platform to meet the needs of consumers’ housing while also revitalizing idle housing resources. In-depth analysis of the short-selling market landlord pricing mechanism is of great significance to further promote the healthy and orderly development of the short-term rental market. This paper analyzes the pricing of landlords in the short-term rental market. Based on the two providers on the Airbnb platform, professional and non-professional landlords, using the quantile regression to empirically analyze the pricing differences between the two types of landlords. The study found that: professional landlords pay more attention to the number of houses,the capacity of the room, the cleanliness of the bathroom and bedroom, the convenience of location and the cost performance;the non-professional landlord immediately booked the policy, the number of people, the total score and Location scores and price/performance scores were significant at any of the quantifiers;non-professional landlords considered higher weight values for the capacity and location-facilitative scores in the pricing than professional landlords.
