摘要
结合商圈生命周期理论,以广州天河路商圈为例,从动态的角度,探讨影响都市型商圈聚集与扩散的主要因素及动力机制发现:商圈的发展,依赖于城市自然人口、经济、交通因素对商圈的影响以及商圈内部主力商家的自身发展。在商圈发展初期,商圈表现出一定程度上产生聚集效用,其关键的因素是便利的交通条件。而在人口和经济因素的推动下,商圈聚集的能量向外释放,就必然产生扩散效用,这一效用又反过来又促进商圈更大的聚集。在商圈高速成长阶段,则需要更加便利的交通条件,对商家的经营策略和经营定位要求也更加严格。到了商圈发展的成熟期与衰退期,商圈的聚集已基本完成。为更好地发挥都市型商圈作用,政府部门应积极进行科学的指导,帮助企业确立差异化的经营策略和塑造商圈文化。
Applying life circle theory of commercial area to analyze commercial area of Tianhe Road, Guangzhou City, this paper, from dynamic viewpoint, explores the main factors and dynamic mechanisms influencing aggregation and diffusion of urban commercial area and finds out that the development of commercial area depends on influence of urban population, economy, and transportation, and self-development of leading enterprises in inner commercial area. In the beginning of the development, the commercial area produces aggregation effect to some extent, largely relying on convenient transportation. Promoted by population and economic factors, the accu- mulated energy releases and generates diffusion effect, and vice versa it produces more aggregation. In the high-growth period, the commercial area needs more convenient transportation, and stricter business strategy and orientation. While until the mature and declining phase, the aggregation of commercial area has been finished. In a word, the government should guide development of the urban commercial area scientifically and help enterprises establish differentiated business strategy and culture of commercial area to play better role of urban commercial area.
