摘要
近几年,房价的迅速增长,已经远远超过了GDP和居民可支配收入的增长.那么,我国房地产市场是否已经过热,是否已经出现了泡沫.基于2000-2006年的数据对我国房地产价格函数的影响因素进行了多元线性回归分析.尽管我国部分地区价格偏高,但是并没有出现商品房价格泡沫.
In recent years, the increasing rate of the real estate price is much higher than the increasing rate of GDP and disposable income. Has real estate market become over heated? This paper analyzed the factors that influence the real estate based on 2000- 2006. Although the price of part of real estate is high, there are no price bubbles of commercial apartments.
