摘要
现代方便快捷的轨道交通,进一步加强了区域间的经济联系,促进了经济的发展,从而提升了轨道沿线特别是站点附近的住宅房地产价值。以重庆市为实例,通过相关性分析、多元回归分析和对比分析等方法,定量分析了轻轨对住宅房地产价值的影响程度和影响范围,以及对房地产价值影响的时间性。
Modem convinient and fast railway transportation has been further consolidating the economic relationship between regions and boosting the economic development so as to improve the value of real estate along the railways especially the ones near the railway stations. Taking Chongqing as the case, through the methods of correlation, regression and comparison analysis, this paper analyzes quantitatively the extension, the degree and the timeliness impact of urban railway traffic on residence real estate in different zones.
