摘要
随着绿色建筑的快速发展,合理评价以及提升建筑实际运行效果成为绿色建筑发展中的一个重要课题。采用基于实际运行效果的绿色建筑后评估方法,综合运用室内环境性能测试、用户满意度调研和能耗数据分析等方法,对获得绿色建筑运行评价标识的重庆某办公建筑的整体性能进行评价。通过后评估表明,项目运行期间室内环境质量良好,用户满意度较高,同时运行能耗水平较低。针对后评估中发现的问题,从建筑运行策略和维护等方面提出了优化建议。同时,从能耗评分方法、空气质量评价指标、环境评价权重设置等方面对该后评估方法提出了改进建议。
With the rapid development of green building,reasonable evaluation and improvement of the actual operation effect of buildings has become an important issue in developing green building.Adopting the green building post assessment method based on the actual operation effect,the whole operation performance of an office building in Chongqing that has obtained the green building operation evaluation mark is evaluated,integrating with indoor environment performance test,combining with the user satisfaction survey and energy consumption data analysis.The post evaluation results show that the project have good performance on indoor thermal environment,light environment,acoustic environment and air quality during the project operation,and also have higher users’satisfaction with low energy consumption level.In view of the problems found in the post assessment,optimization suggestions are proposed from the aspects of building operation strategy and maintenance.And suggestions for improving the post evaluation method are proposed from the aspects of energy consumption scoring method,air quality evaluation index and environmental evaluation weight setting.
