公共服务供给与房价的交互影响及空间溢出效应

The Spatial Interaction Spillover between Public Services Supply and Housing Prices

摘要 基于2017年275个地级及以上城市的数据,采用空间统计方法和空间联立方程模型,从空间交互作用视角出发,定量分析公共服务供给与城市房价交互影响及空间溢出效应。研究发现:(1)公共服务供给与城市房价之间存在双向促进作用机制。具体而言,公共服务供给每增加1%,会导致房价上升0.31%;房价每上升1%,会使得公共服务供给增加0.80%。(2)城市之间公共服务供给与房价均存在正向的空间关联,但二者的空间交互溢出效应为负,表现为邻近地区公共服务供给每增加1%,会导致本地城市的房价下降6.55%;邻近地区房价上涨1%,使得本地公共服务供给降低3.89%。(3)分区域异质性分析发现,中国东部地区公共服务供给与城市房价空间关联影响最大,且两者空间交互溢出效应的相互抑制作用最为明显。基于此,本文提出公共服务供给地区均衡化发展、充分发挥公共服务供给外溢效应等政策建议。 Based on the data of 275prefecture-level and above cities in 2017,using spatial statistical methods and spatial simultaneous equation models,this paper analyze the interaction between public service supply and urban housing prices and the spatial spillover effect.The study found that:(1)There is a two-way promotion mechanism between public service supply and urban housing prices.Specifically,every 1%increase in the supply of public services will lead to an increase of 0.31%in housing prices;every 1%increase in housing prices will increase the supply of public services by 0.80%.(2)There is a positive spatial correlation between the supply of public services and housing prices between cities,but the spatial interaction spillover effect of the two is negative,as shown in the fact that every 1%increase in the supply of public services in adjacent areas will lead to a 6.55%decrease in housing prices in local cities;Regional house prices rose 1%,which reduced the supply of local public services by 3.89%.(3)The regional heterogeneity analysis shows that the spatial correlation between public service supply and urban housing prices in eastern China has the greatest impact,and the mutual inhibition of the spatial interaction spillover effects of the two is the most obvious.Based on the above,this paper puts forward policy suggestions such as balanced development of public service supply regions and giving full play to the spillover effect of public supply.
