摘要
本文采用文献分析、问卷调查和成本逼近法、收益法、剩余法等土地估价方法,开展农村宅基地价格评价研究,目的是提出适宜的农村宅基地价格评估方法,通过科学评估宅基地价格,显化其资产价值、保护农民财产权益和推进宅基地制度改革。研究结果表明:(1)禹城市辛店镇村庄宅基地价格范围为157~294元m-2,平均价格为201元m-2,其中镇驻地村为294元m-2,其他村为200元m-2;(2)采用自然断点法将宅基地价格划分为4级,一、二级村主要以镇驻地为中心沿交通干道分布,三、四级村多分布于乡村腹地或镇边界偏远地区。该结果符合研究区实际状况,交易实例和交易意愿结合,综合多种方法评估宅基地价格可行。
This paper took literature analysis,questionnaire survey and land valuation methods,including cost approximation,income,and residual methods,were used.The purpose of this study was to propose suitable methods for rural homestead price evaluation,scientifically evaluate homestead price,manifest its asset value,protect farmers’property rights and interests,and promote the reform of homestead system.Literature analysis,questionnaire survey and land valuation methods,including cost approximation,income,and residual methods,were used.The homestead price in Xindian,Yucheng ranged from 157 to 294 yuan m-2,with an average price of 201 yuan m-2.The price of town resident village was 294 yuan m-2 and that of other villages was 200 yuan m-2.The villages were divided into four levels by natural break point method:the first and second level villages were mainly distributed along the main road with the town residence as the center,and the third and fourth level villages were mostly distributed in the hinterland or remote areas at the town boundary.The evaluation results meet the actual situation of the research area,and the combination of cases and intentions about transaction is feasible to evaluate homestead price by integrating multiple methods.
