摘要
在城市更新的背景下,上海重点地区公共要素的提升已成为重点研究课题,控规将对重点地区公共要素的控制起到最直接和最有效的作用。文章梳理了城市更新中公共利用维度下控制性要素的相关概念及必要性,分析了里弄住宅风貌街坊、工业遗存风貌街坊等重点地区公共利用维度下控规控制性要素管理的思路与技术路线,并通过张家花园、静安新业坊等两个案例,介绍了上海城市更新重点地区控规中公共要素控制的情况。
Under the background of urban renewal,the promotion of public elements in key areas of Shanghai has become a key research area,and the regulatory planning is playing the most direct and effective role in the control of elements.The paper studies the concepts and necessity of control elements in the dimension of public utilization in urban renewal,analyzes the planning ideas and technical routes of elements management in the dimensions of public utilization in key areas such as residential style neighborhood and industrial heritage style neighborhood.At last,the paper introduces the implementation of Shanghai with Zhangjia Garden and Jing’an Innovation Galaxy practices.
