摘要
基于在线评论精准识别、分析租客需求,是企业提升运营质效的重要突破口,对于推动长租公寓行业高质量发展具有积极的现实意义。选取魔方公寓作为研究对象,通过网络爬虫技术获取集中式长租公寓租客在线评论数据,使用基于TF-IDF、Word2Vec与K-means的词语聚类方法构建租客需求维度评价体系。采用情感分析方法对各维度满意度进行量化分析,并通过对评论数据的统计分析计算各需求维度的关注度。通过引入IPA分析模型,综合考虑租客需求关注度和满意度的相对关系。结果表明:企业要维持其在管家服务态度、硬装环境和公寓区位方面的优势。
An important breakthrough for enterprises to enhance the quality and efficiency of operation lies in the accurate identification and analysis of tenant demand based on online comments.It has positive practical significance for promoting the high-quality development of the long-term rental apartment industry.Taking MoFang Apartment as a case,the web crawler technology is used to acquire the online comment data of centralized long-rent apartment tenants,and the evaluation system for tenant demand dimension is established by using the word clustering method based on TF-IDF,Word2vec and K-Means.The emotion analysis method is used to carry out the quantitative analysis for the satisfaction of each dimension,and the statistics of the comment data is used to calculate the attention of each demand dimension.The relative relationship between tenant demand attention and satisfaction is comprehensively considered by introducing the IPA analysis model.The results found that enterprises should maintain their advantages in housekeeper service attitude,hardscaping environment and apartment location.
