摘要
移动互联网逐步普及和金融系统化改革的双重影响下,传统城市更新的空间再生产发生转变。研究旨在揭示流量驱动下城市更新新范式的空间生产逻辑,解释资本在该过程中的内在循环机制。基于相关文献研究和对空间生产理论的演绎,提出流量取代容量成为城市更新的核心目标,市场估值取代资产价值成为城市更新中资本盈利的核心手段,新范式下的城市更新呈现出以场所精神吸引流量、以内容运营创造流量、以快闪营销维持流量的特征;选取上海市愚园路的更新实践作为案例,通过对更新过程中流量运营的策略研究,对流量驱动下的城市更新新范式的空间生产逻辑进行印证,并进一步展望流量驱动下的城市更新未来实践和理论研究的探索方向。
Under the dual influence of the popularization of mobile Internet technology and the reform of financial systematization,the spatial reproduction of traditional urban renewal has changed.Physical city and virtual city interact with each other and change the way human activities run.The symbiotic development of online and offline consumption has led to the evolution of new business modes,which has given rise to the phenomenon of“Internet celebrity space”in contemporary cities with a certain contingency and novelty.The powerful information diffusion ability of the Internet induces the continuous combination of capital with the Internet through financial instruments,and thus causes profound changes in the way capital participates in space production,which is particularly evident in urban renewal.Although existing literatures pay attention to the influence of the Internet on urban space,they fail to analyz the internal market logic of space production in the network society,and it is difficult to distinguish the appearance and deep necessity of capital in the allocation of spatial resources.Aiming at the deficiency of existing literature research,the purpose of this study is to reveal the spatial production logic of the new paradigm of urban renewal driven by flow and explain the internal circulation mechanism of capital in this process.On the basis of the space production theory,this paper analyzes the new capital cycle mode of urban space production in the mobile Internet era from the perspective of David Harvey’s capital cycle,and points out the space production characteristics different from the past.Combined with the practice of Yuyuan Road renewal in Shanghai,the above logic is verified by the case study on flow operation strategies in the renewal process.Furthermore,the future practical and theoretical research directions of urban renewal driven by flow are prospected.Based on literature research and deduction of the space production theory,this paper draws the following conclusions:First of all,flow replacing capacity has become the core goal of urban renewal.The inherent logic of traditional city space reproduction is always incremental driven,that is,capital gains from the increment by increasing the available capacity(area or volume)of physical space through urban renewal,and the whole renewal process focuses on the enlargement of spatial capacity.In the era of mobile Internet,the logic of space production has shifted from incremental spatial driven to information flow driven.In the era of mobile Internet,the logic of space production has shifted from incremental spatial driven to information flow driven,that is,online marketing increases the occupation of public browsing time,forms the focus of Internet attention,drives the operation benefit or use value of offline physical space,and achieves capital profit and continuous circulation.Besides,market valuation replacing asset value has become the core means of capital profit in urban renewal.Conventional capital mainly gains profits by earning the transaction price difference of the physical space before and after urban renewal.The criterion for investors to decide whether to intervene in urban renewal is whether the transaction value of the updated assets can cover the acquisition and construction cost of the assets.After venture capital enters the field of urban renewal,the urban space reproduction begins to be financialized.The purpose of venture capital’s space production is transformed into the pursuit of financial valuation of assets,which can push up the financial valuation of held assets through urban renewal and cash out to obtain faster and higher returns.In this process,the core focus of capital is the market valuation of assets,which makes investors tend to pay more attention to the“financial discount value”of assets rather than the current transaction value,so the importance of asset lease(sale)value decreases.Additionally,urban renewal under the new paradigm presents the following characteristics.Firstly,attract flow with the spirit of the place,that is,through the strengthening of the space theme,to build a unique and recognizable spirit of the place,to form distinctive spatial cultural symbols,and to meet the public’s new demand for space consumption.Secondly,to create traffic through content operation,that is,to attack popularity and create flow,and to plan content formats and the function layout based on people’s activities.Thirdly,to maintain flow by using pop-up marketing,that is,to stimulate and absorb social groups of different classes,different communities and different circles,and to through flash mob activity organization and urban marketing.Based on the above theoretical deduction and practical observation,this paper has a new understanding of space production in the context of the Internet.On the one hand,re-cognition of the value of flow:extending the understanding of element flow to the micro block scale in the planning field.On the other hand,re-cognition of the relationship between people,land and wealth:the popularity flow becomes the value scale to measure the reproduction of space and the capital market valuation becomes the price target to evaluate the value of urban space.Urban renewal is a comprehensive social practice involving economy,society,culture and other fields.With the intervention of new technology and financial capital,the way of capital participating in renewal is changing with each passing day,making the logic and path of renewal undergoing changes,which has important practical guiding significance for the study of new paradigm.
