摘要
随着我国城镇化水平不断加速发展,多数城市新区在规划中都同时考虑了地下空间的整体开发和利用。在规划前期,地下空间最为重要的一项内容即为开发界面的确定。文章阐述了地下空间开发界面的多重定义。随后从空间的角度对私有企业和政府开发区域的界面划分提出了三种可实施模式,并给出合理建议。最后从开发时序的角度明确了土地权属和取得方式,并对公共道路下方的开发方式进行多方案探讨,综合开发速度、开发难度、经济效益等方面给出权衡方案。
Along with the rapid development of urbanization in China,the overall development and utilization of underground space are considered in the planning of most urban new districts.In the early stage of planning,the most important content of underground space is the determination of development interface.The paper expounds the multiple definitions of underground space development interface.Then,from the perspective of space,the paper puts forward three feasible modes for the interface division between private enterprises and government development areas,and gives reasonable suggestions.Finally,the land ownership and acquisition methods are clarified from the perspective of development sequence.It also discusses the development mode under the public road,and gives a trade-off scheme in terms of development speed,development difficulty and economic benefits.
