延长既有建筑使用年限的价值分析

Value Analysis of Extending the Service Life of Existing Buildings

摘要 通过对建筑全寿命周期成本分析,得出运营维护与拆除回收等未来成本将大于初始建造成本的2倍;建造普通建筑能耗约为300kg/m^(2)标准煤;CO2排放量约为650kg/m^(2);而设计使用年限仅为50年,低于欧美标准。通过对建筑技术规范的解读,合理使用年限可达设计使用年限的1.4倍。通过价值分析,将普通建筑的设计使用年限从50年延长至合理使用年限70年,建筑的价值将增加30%,全国年经济效益在万亿元以上,节约能源标准煤约0.338亿t,减少CO2排放约0.914亿t。 Through the cost analysis of the whole life cycle of buildings,this paper concludes that the future cost of operation,maintenance,demolition and recovery will be more than 2 times of the initial construction cost.Construction of ordinary building energy consumption is about 300kg/m^(2) standard coal,CO2 emission is about 650kg/m^(2).The design service life is only 50 years,lower than the European and American standards.According to the interpretation of the building technical code,the reasonable service life can reach 1.4 times of the designed service life.Through value analysis,the design service life of ordinary buildings is extended from 50 years to the reasonable service life of 70 years,the value of buildings will increase by 30%,the national annual economic benefit will be more than one trillion yuan,the energy standard coal will be saved about 33.8 million tons,and the CO2 emission will be reduced about 91.4 million tons.
