摘要 本文基于已有的研究,首先提出消费者收入水平和房地产价格是影响房地产需求的重要因素,并对房地产的需求模型做了计量实证分析;其次做虚拟变量回归,引入区域因素,说明东部地区与中西部地区房地产需求具有较大差异;再次在房地产供给模型方面,通过格兰杰因果关系检验,证明消费者收入水平对房地产供给起到了重大的推进作用;最后通过季度数据分析,确定了冬季房地产需求较高。综合各类影响因素,只有稳定市场供需,才能达到较为合理均衡的价格。 Based on the existing research, this paper first puts forward that the consumer in- come levels and real estate prices are the important factors that influence the real estate de- mand, and carries out the econometric analysis of the supply and demand model of the real es- tate market; secondly do virtual variable regression by the introduction of regional factors to show that there's a big difference between the eastern region and the Midwest real estate de- mand; thirdly, in terms of the housing supply model, through the Granger causality test, it proves that consumer income level has played a significant boost to the housing supply; finally through the analysis of the quarterly data, it proves that the real estate demand is higher in win- ter. All kinds of influencing factors are considered ; only stabilizing the market supply and de- mand can achieve a reasonable equilibrium price.
