摘要
对沈阳工业地产的发展现状进行了模拟分析,将工业地产的影响因素作为一个整体,利用系统动力学模型对其进行整合模拟分析,针对沈阳工业地产在土地、资金、审批、产业等方面存在的问题,通过模拟分析给出了相应的解决方案:建立城乡统一建设用地市场,调整供地结构,继续施行土地集约利用;尝试探索"多规合一",改进服务工作,创造良好的软环境;政府与开发商携手,着眼多元化融资方式;加大招商力度,搞好规划设计,明确产业定位.该模型为沈阳市政府宏观调控工业地产提供理论依据.
A simulation analysis was given on the current situation of Shenyang' s industrial real estate. Taking the influencing factors of industrial real estate as a whole, an integration analysis was made with the system dynamics model. In terms of the problems of land, capital, approving and property existing in Shenyang' s industrial real estate, several solutions were put forward so as to provide the theoretical basis for Shenyang municipal govemment to take macro-control over industrial real estate establishing a unified market for urban and rural construction land, adjusting the structure of land supply, continuing to implement the intensive utilization of land; trying to explore the "several in one" regulatory mechanism, improve the service work and create a good soft environment; seeking a diversified financing approach by the government and the developers; and striving to increase the intensity of investment, perfecting the planning and designing, and clarifying the industry positioning.
