摘要
大力发展装配式建筑已成为推动传统建筑业转型升级的重大举措,而装配式建筑成本过高阻碍着装配式建筑的推广应用。装配式建筑成本是一个错综复杂的系统,不同的阶段有着不同的影响因素,各个因素之间又是相互关联,相互影响。从装配式建筑设计—生产—施工的角度出发,把影响装配式建筑成本的相关因素进行分类,并构建影响因素的解释结构模型(ISM)。模型表明,材料价格、设备花费、税费、人工费、运输距离是表层直接因素;安全检测、生产规模、构件产量、产业组织工业化程度是中间层动力因素;装配面积、场地规划和方案选择是深层导向因素。该研究结果为装配式建筑成本的管理与控制提供了参考,为装配式建筑经济效益的实现提供了路径。
The prefabricated building has become a significant tool to promote the transformation and upgrading of the traditional constructionindustry in China.However,the additional cost is considered as the major barrier to the widespread of prefabricated building's implementation.The cost of prefabricated building is a complex system because of the various influence factors in the different building stages.Moreover,all the factors are correlative and influenced with each other.Based on the stage of building design,components production,and on-site assembly,this paper classifies the factors affecting the cost of prefabricated building and establishes an Interpretative Structural Model (ISM)model.The resultsshow that material price,equipment cost,tax,labor cost, and transportation distance are the superficial factors.Safety inspection,production scale,component production volume,and industrialization degree are the middle level factors that promote the prefabrication implementation.The assembly area,site planning,and scheme selection are the oriented factors deeply influencing prefabricated building cost.The results of this research can provide a reference for the cost management of prefabricated building,and indicate the path for achieving the economic benefits of prefabricated building.
