摘要
基于对榆中县532个农户的调查数据,利用Logistic模型,对农民选择住宅小区住房类型的影响因素进行了分析。结果表明:被调查农户的年龄、受教育程度、家庭规模、家庭年收入、人均宅基地面积和房屋类型这六个因素对农户选择住宅小区住房类型的意愿有显著的影响。其中,农民的受教育程度和农户的家庭年收入与农户选择住宅小区住房类型的意愿成正相关,即农民受教育程度越高、农户家庭收入越高,农户选择住宅小区的意愿就越强;农民的年龄、家庭规模、人均宅基地面积和房屋类型与农户选择住宅小区住房类型的意愿成负相关,即农民年龄越大、家庭成员越多、人均宅基地面积越大、现有房屋楼层越高,农户选择住宅小区的意愿就越弱。
Based on survey data of 532 farmers in Yuzhong,using Logistic model,influential factors on farmers residential housing type chiose were analyzed.The results showed that the ages of farmers,education level,family scale,family income,average homestead area and types of houses have significant influence on the aspiration of farmers to choose residential housing types.More specifically,the education degrees of farmers and the farmer＇s family income have positive correlation to the aspiration of farmers to choose residential housing types,the higher education degrees of farmers,namely the higher farmer＇s family income,the stronger will on choosing residential area.Farmers＇ age,family scale,average homestead area and housing types have negative correlation to aspiration of farmers to choose residential housing types,that is to say,the older the farmers＇ age,the more of family members,the greater the average homestead area,the higher the existing buildings floor,the weaker of the will the farmers choose the residential district.
