摘要
城市轨道交通是现代城市交通问题的解决方案,轨道建设还带动了沿线周边土地、房地产的升值,我国大规模的城市轨道交通建设需要巨额的资金投入,各个城市开始采用"轨道交通+土地"的模式进行开发。我国城市轨道站点周边土地利用开发的具体经营上有2种模式——政府开发和商业开发。该研究对2种模式进行了经济分析,结果表明我国轨道交通周边土地开发利用更适合的模式是政府开发。针对目前开发模式中存在的问题,提出了一些建议以供参考。
City rail transit is one of the solutions of city traffic and causes the rise in value of land and real estate around.Because of the huge investment in the building of rail transit,many cities start to adopt the mode of "rail transit + land".There are two modes about land utilization and exploitation around stations which are utilization and exploitation by government or by commercial organizations.The economic analysis on these two modes was listed.The results showed that more suitable mode is government development.Aiming at the existing problems in current development mode,several suggestions were put forward,so as to provide reference.
