摘要
基准地价系数修正法是当前城镇宗地地价评估常用的方法之一。对影响宗地地价主要因素的容积率,进行过两次修正。本文参照广西阳朔县土地定级与基准地价评估的实际情况,就两次修正的计算及分析。
The modification of the datum land price coefficient is one of the common method in the land price estimation of town zone nowadays, volume rate, as a maim factor of affecting zong land price,has been modified for two times. By reference to the actual situation of the land grade and datum land price estimation in Yangshuo county, Guangxi province,this paper produces the different view on the volume rate modification.
