摘要
以城市土地作为研究对象,以资产资本定价模型CAPM为基础,并结合某城市的土地市场实际情况,对城市土地的CAPM模型进行了研究,得到了该城市的土地资本收益率,为土地的资产定价提供了一种实用的方法。
The city land has the dual qualities of resource and capital. The land of capital fixing price is the key work to enforce the land asset securitization. The article takes the urban land as a research object, it re- searches the CAPM model of the urban land, gets the capital income ratio of the city land and it provides a practical method for the land of capital fixing price.
