摘要
文章首先简要介绍了房价收入比的相关知识;然后通过对房价收入比传统计算公式进行修正,得出了长沙市2003-2008年房价收入比的值和2008年中部各省会城市房价收入比的值;对长沙市房价收入比进行横向和纵向比较,分析了长沙市房价收入比的现状特征和变化趋势;在以上分析的基础上提出了提高长沙市城镇居民购房能力的建议和对策。
This paper first describes the relevant knowledge of the Housing-Price-to-Income Ratio(HPIR) briefly;then we amend the traditional formula and get the HPIR results of Changsha and some other cities in 2003-2008;and then we make a comparison between Changsha’s HPIR and that of other’s,analyze its current characteristics and changing trends;Finally,based on the above analysis,we put on proposals and responses on how to improve housing affordability of Changsha’s urban residents.
