摘要
在国家宏观调控措施的干预下,房地产开发热已开始降温,但其经验教训仍值得注意,那就是:开发区房地产热是否是改革开放的必然结果?在社会主义市场经济条件下,如何利用宏观调控机制合理规划利用土地?在城市规划领域中,怎样利用级差地租的经济杠杆,进一步优化城市土地利用结构?分析这些问题,无疑对转变观念,深化城市规划的改革具有十分重要的意义。
Recently, the ’real estate craze’ is dropping down along with theintervention of national microscopic adjustmental and controlling system.It draws a set of questions which should be paid attention to, such as whetherreal estate developing zones are the inevitable outcome of reformation andopenning, how to use microscopic adjustmental and controlling system to planand use land rationally, how to optimize strueture of urban land use dep-ending on the economic aspect of differential land rent in the field of urbanplanning, etc. That discussion on questions above has irnportant significanceto planning sense change and giving impetus to urban planning reformation.
