摘要
容积率是评价地价的重要指标,它对地区的经济发展有很大的影响。为此,通过对容积率内涵的挖掘,分析了容积率影响地价的几个主要方面;结合南京市六合区本次基准地价更新的调查资料,从样点地价的容积率修正和基准地价的容积率修正两个方面对容积率修正系数进行了分析。
This article analysed some primary questions which affecting land value by interpreting the meanin of volume rate. Basing on the rogatory data of basic and standard land value for borough liuhe, this pape analyzed the volume rate from two aspects, one is the modification coefficient of sample land value and the othe is the modification coefficient of basic and standard land value.
