摘要
REITs在国外发展多年,但在我国还是一种新型的融资方式。本文从我国房地产企业受国家宏观调控影响,其融资渠道走向多元化的趋势出发,阐述了房地产投资信托基金(REITs)这一创新型融资方式的概念,具体分析了REITs在国际上的发展经验,并且针对我国国情,提出了我国发展REITs的策略建议。
REITs has been developing for many years overseas,while it is an innovative financing mode in China.Paying attention to the effect of the government's Macro-control,this paper points out that it will be a trend of diversification of financing channel for China's real estate enterprises.Starting with an introduction of the concept of REITs,this thesis analyses its development situation in the world,trying to compare and conclude their experience.Finally,according to the situation of China,the authors present some strategies and opinions to develop China's own REITs.
