摘要
本文通过对目前土地定级估价方法的利弊分析 ,提出了城市土地分类分区以价定级的新思路 ;在分析己有的城市土地分类基础上探讨了城市地价类型分类系统 ;根据城市土地功能分区和均质地域的划分 ,构建了城市土地以价定级的等级体系 ;最后 ,提出了以价定级的技术路线与方法步骤。
This paper firstly points out the new thought ranking of urban land according to the land price after the analysis of the advantages and disadvantages of the methods of land ranking, and then, on the basis of urban land classification , the systems of classification of urban land price is discussed. After that, the series of urban land classification is set up after the division of land function and equal land sections. Finally, technical ways and steps of urban land classification is proposed.
