摘要
农村居民点用地是建设用地重要组成部分,积极开展农村居民点用地集约利用评价,可以为开展旧村改造提供理论依据,有利于提高土地利用效率,优化建设用地内部空间配置结构。本文以乳山市南黄镇为例,选取评价指标,建立评价指模型,采用德尔菲法和层次分析法确定指标权重,综合汇总后得到各农村居民点集约利用度,运用障碍度模型对土地集约利用障碍度因子进行诊断。结果表明:大部分村庄处在适度利用和低度利用状态,土地集约利用水平较低;影响南黄镇农村居民点土地利用利用水平的主要障碍因素是公共空间面积比重、农村道路密度、单位面积人均纯收入。
Rural residential land is an important part of construction land.Actively carrying out the evaluation of intensive use of rural residential land not only provide theoretical basis for the old village renovation,improve the efficiency of land use,but also optimize the internal spatial distribution structure of construction land.This paper takes Nanhuang Town in Rushan City as an example,selects evaluation indexes,establishes evaluation index model,uses Delphi and AHP method to determine the index weight,obtains the intensive utilization degree of each rural residential area after comprehensive summary,and uses the obstacle degree model to diagnose the obstacle degree factors of intensive land use,the research results show that most villages are in the state of moderate use and low use,and the level of intensive land use is relatively low;the main obstacle factors affecting the level of land use in rural residential areas of Nanhuang Town are the proportion of public space area,the density of rural roads,and the per capita net income per unit area.
