摘要
本文在对北京市居民居住需求的调查基础上分析了居住区位在居住需求行为中的地位，是仅次于住房面积的第二重要因素，同时，笔者分析了不同住户群体的居住选址行为的社会经济影响因素。
Based on the investigation of housing demand in Beijing, point out, at present, on the situations of small scale living space, residential location is the second facter which is just behind living space in housing demand. Simultaneously, author analyses the difference of housing locational decision behaviour among various kinds of residential groups social and economic influence factors, foresee the future spatial model of urban residential differentiation in Beijing.
